About This Service
An illegal act committed in the rental unit or residential complex — by the tenant, an occupant, or their guest — is grounds to end the tenancy with the N6 notice. Drug production or trafficking carries a shortened notice period; other illegal acts require the standard period. What landlords often miss is that a criminal charge is not a conviction, and the LTB decides the case on its own evidence, on a balance of probabilities. Police occurrence reports, incident logs, witness statements and inspection records all have to be assembled and presented properly.
